How Council Tax Is Calculated
Council Tax is a local property-based tax set by each local authority in England, Wales, and Scotland to fund local services. Every property is placed into one of eight valuation bands (A to H) based on its value as of 1 April 1991, and each band pays a fixed proportion of the authority's "Band D" rate.

Why "Band D Amount" Varies So Much
Unlike the band multipliers (which are fixed nationally), the actual Band D amount is set independently by each of England's roughly 300 local authorities, which is why Council Tax bills for the same band can differ by over £1,000 depending on where you live. This calculator defaults to the England average (£2,392 for 2026/27), but you should enter your own council's published Band D figure for an accurate result.
Single Person Discount
If you're the only adult living in a property, you're entitled to a 25% discount on your Council Tax bill. Other discounts and exemptions exist too (for students, severely mentally impaired residents, and empty properties), which aren't modeled in this calculator.
